BASIC DESCRIPTION The Freeport site is a versatile trimodal terminal on 39 acres (of which 33.21 is owned and 5+ acres are leased) with bulk liquid and outside storage capacity offering connections to river, rail, and truck transport. HISTORY OF THE PROPERTY The site’s history is marked by a series of acquisitions from 1952 to 1975. HIGHWAY ACCESS Nestled along the Allegheny River’s northern edge in western Armstrong County, PA, Freeport is situated near Route 28 and serves as the gateway to the region. This four-lane expressway not only offers a direct route to Pittsburgh, located a mere 25 miles southwest, but also connects travelers to key arteries like I-76 (The Pennsylvania Turnpike) and US 422, ensuring seamless east-west travel across the state. Complementing this network, state and local roads such as PA Routes 356, 66, and 56 weave through the area, providing robust north-south connectivity. RIVER ACCESS The Northeastern-most River Terminal on the Inland Waterway System with barge, rail, and truck access. The property is situated in Pool #4 of the Allegheny River, at mile marker 29.6. This 6.2-mile pool sits at an elevation of 745.4 feet and stretches from Locks and Dam #4 to Lock and Dam #5. Positioned slightly below marker 30, near the Kiskiminetos River, and less than a mile downstream from the lock. LIQUID BULK STORAGE Over 8,000,000 Gallons capacity across 16 tanks with the ability to expand. RAIL Dedicated rail yard on the Norfolk Southern network capable of transloading high volumes of dry bulk commodities. OUTDOOR STORAGE Over 10 acres of flat land are available for storage. ZONING Most of the site is zoned IN, Industrial District by the borough of Freeport and aligns with its regulations. A single 0.702-acre parcel (17-0-009747) is designated as CT, Commercial Transit. There is no maximum building size or FAR requirement, although building height is restricted to 3 stories, or 45 feet.
