- Location and proximity to markets
- Ease of trucking- ingress egress
- Access to truck scales
- Proximity away from residential areas for some commodities
- Having specialized equipment for unloading of product (i.e. steamers, unloaders, conveyors, etc)
- Railcar storage or ability to stockpile materials
- Enough car spots for loading/unloading allows the railroad to switch less and expedites trucking loading and unloading process
- Avoiding areas with noise ordinances
- Having security such as fencing & lighting
- Having an integrated Warehouse Management System (WMS) and transportation management system (TMS)
